Below are some of our projects from the residential sector.
In November of 2004, HBG was retained to provide architectural services for the 6-storey 1,420 s.m. (15,300 s.f.) Island View Condominium Development. The Owners had undertaken this development with an Owner/Builder approach. Complications with their original Architect left the owners in a dilemma when they were ready to obtain a building permit for the above grade construction. As the foundations were already constructed, an extremely accelerated schedule was necessary for the preparation of the architectural drawings in order to minimize delay of the construction schedule. HBG delivered the architectural construction documents to the Owners by mid-December 2004!
This impressive condominium development is located on the beautiful shore of Lake of the Woods in Kenora, Ontario. The single loaded corridor allows ALL 37 units to have a balcony or patio overlooking the lake. The contours of the site allowed for basement level units and common area with grade level patios. Docking slips in the bay will be provided for each unit as exterior work is completed. The attached parkade/commercial development on the east end of the building provides two indoor parking levels at the main and second floor levels with commercial space on the third floor level.

The services of H. Bradford Green Architect were engaged by the Owners to explore the possibility of a third floor addition to the existing 2-storey motel located at 655 Arthur St. West in Thunder Bay. After determining the structural adequacy of the existing foundations to support an additional floor level, conceptual design drawings were then prepared and the feasibility of the project was assessed. After determining that the project was indeed feasible, H. Bradford Green Architect Inc. was authorized by the Owners to proceed with the preparation of construction documents.
A truss assembly finished with cedar shake style vinyl cladding and the turret style raised parapets with ornamental railings provide for a distinct appearance and add character to the building exterior.
The new third floor addition provides for an additional 25 units, Housekeeping Room, Staff Room, Office, 337 s.f. Exercise Room, and a 650 s.f Continental Breakfast which offers a spectacular view of Mount McKay. Additions to accommodate an elevator, elevator machine room, and a maintenance room also formed part of the project. An Occupancy Permit for the new third floor units was issued in late August 2004.
